The suite – 47 to 52 m² across two levels

The Maisonette Suites extend over two floors. The living area is downstairs, with seating, workspace and floor-to-ceiling windows that bring in plenty of daylight. Upstairs, the bedroom is open to the space below but still feels set apart. The internal staircase, high ceilings and generous glazing create a sense of volume that is rare in a boutique hotel.

The design is by Sir Terence Conran and Conran & Partners: clean lines, fine materials, pieces by Carl Auböck and Wittmann, and photography by Wolfgang Zac. The suite makes an impression without trying too hard. Anyone who loves architecture will recognise the hand of a designer who understood that good spaces are defined as much by what is left out as by what is put in.

Amenities

The Maisonette Suite includes everything that belongs to a stay at The Guesthouse: a Jura espresso machine with our house roast from the long-established Viennese roaster Naber, a generous minibar with Austrian wines, beer and soft drinks, Bang & Olufsen TV and sound, locally made hypoallergenic mattresses and duvets, organic toiletries by March, individually controlled air conditioning, high-speed Wi-Fi, a safe with a charging socket and a pillow menu.

The bathroom, with a rain shower, is spacious. The king-size bed is on the upper level. And as in all our rooms, you are welcome to invite friends in – here, there is plenty of space to do so.

Many guests choose the Maisonette Suite for birthdays, anniversaries or proposals. If you wish, we can prepare the room before you arrive with champagne, flowers or a handwritten card. Small details like these can turn a stay into a memory.

Late check-out is available subject to availability. If you like the idea of waking slowly upstairs, making an espresso downstairs and only then heading to the Brasserie for breakfast, you will understand why two levels sometimes matter more than a few extra square metres.

The location

Like the rest of The Guesthouse Vienna, the Maisonette Suite is at Führichgasse 10 in the heart of the old city. The Vienna State Opera is two minutes away, St Stephen’s Cathedral five, and the Albertina is directly opposite. Everything is on your doorstep; behind your door, the suite feels entirely private.

Our room categories at a glance

From quiet courtyard rooms to two-level suites with open architecture, our rooms suit different ways of travelling. What they share is comfort, calm design and a very good reason to come back at the end of the day.


47–52 m² across two floors: a living area with floor-to-ceiling windows below, the bedroom above, and an internal staircase connecting the two. High ceilings and generous glazing give the suite a rare sense of space for a boutique hotel. Designed by Sir Terence Conran, with pieces by Carl Auböck and Wittmann. Our first choice for special occasions, longer stays and guests who like room to breathe.

23–25 m² overlooking the peaceful inner courtyard – the quietest side of the house. An intimate room for anyone who wants calm after a day in Vienna, with all the Guesthouse comforts: espresso from the Jura machine, Austrian wine in the minibar and Bang & Olufsen audio. Our most attractively priced double room category: save on the room, not on the location.

Our most popular room, and with good reason. 32 m², generous window recesses with seating, and views across the State Opera, Albertinaplatz and the city rooftops. Many guests make the window seat their favourite spot – for a morning coffee, an evening glass of wine or a quiet moment above the city. A king-size bed and comfortable seating make this a beautiful double room in central Vienna.

All the pleasures of the Deluxe category, with three extra square metres. It may not sound like much, but it makes a real difference: enough space for an extra bed or cot without the room feeling crowded. The view, comfort and atmosphere are the same as in the Deluxe Rooms. Our recommendation for families with young children and for longer stays.

Our best-kept secret: 37 m² on the top floor, looking into the quiet courtyard. This is our most spacious double room category, and the bathroom alone is worth lingering over – with a freestanding bath, rain shower and, through a cleverly placed window, a view of St Stephen’s Cathedral. Peaceful, light and wonderfully private.

32 m² with the same design and comfort as our Deluxe category, accessible without compromising on atmosphere. Clearances, heights and support features have been reviewed by experts. Like all our rooms, it is reached by lift, and the Brasserie & Bakery on the ground floor is accessible too. Our team is always happy to assist.

From 19 m², overlooking the peaceful inner courtyard: compact, quiet and beautifully considered. All the Guesthouse essentials are here too – espresso from the Jura machine, a small library of Austrian literature, fine materials and calm design. Ideal for business travellers and solo guests who want a central address and a good night’s sleep.
